705 S 5TH ST - 10 UNIT MIXED USED - QUEEN VILLAGE

FABRIC LOFTS is one a one-of-a-kind project that connects you with the past.  This stunning three story industrial building sits at the corners of 5th and Monroe streets in the vibrant and historic neighborhood of Queen Village.  Its located just one block from the famous Fabric Row on 4th st and housed fabric shops for decades.  The building features 14' ceilings, large steel structural beams, brick columns, an original elevator shaft and other details we wanted to make sure were celebrated.  Plans called for us to remove the existing roof and add a fourth story which would be part of the two penthouses and allow the proper setback that the zoning commission and neighborhood desired.  This allowed for us to add wrap around roof decks for the two middle penthouses.  These bi-level penthouses are spectacular and have 26' ceilings and stunning unobstructed views of Philadelphia's skyline.  Once the four 30'x20" structural I-beams were installed and the roof was on we turned our focus to all structural and masonry repairs from the parapet on the roof to the basement foundation.  New mechanical, electrical, plumbing and sprinkler systems were installed including new mains for the water and a new pole and transformer for the electric.  The entire building was spray foamed offering superior sound attenuation and temperature retention.  After the walls were closed the real focus turned to the finish work and making sure the historic details would not be lost.  Parting walls and brick columns were patched, cleaned and sealed.  Other finish work details include 8.5" white oak floors, custom floating stair stringers, repurposed antique elevator doors, Restoration Hardware light fixtures, redwood lathe trim work and original joists from the building repurposed for the window sills.  The combination of history and original details coupled with the modern kitchens and bathrooms truly make this building one of a kind in Philadelphia.
