5 UNIT MULTI-FAMILY RENOVATION

This building in the Spruce Hill neighborhood of University City originally had one unit per floor but the layouts were long and not very usable. We obtained the variance for 5 units and took advantage of the above grade lower level on the rear. After demo it became apparent there were significant structural issues, settling and a previous fire. We had to install a new beam, several steel posts & footings and had to re-frame the entire rear. Many of the interior brick walls were completely rebuilt as they were no longer in a safe condition. We were able to protect and keep the original banister, front door and 2nd floor fireplace. We exposed the fireplace, repaired and rebuilt the brick and added in 3 floating shelves made from old joists from the building. All new MEP’s, kitchens, bathrooms, LVP floors, roof, basement slab, AZEK facade trim and new rear patio complete this amazing transformation.
